Properties in Burgas
Four-time winner of best city to live in Bulgaria. Not by accident.
The sea, the lakes, the flamingos — and the best rental yield in the country
Burgas is one of the very few cities in Europe surrounded by water on all sides: to the east, the Black Sea; to the north, west, and south, three of the most significant wetland systems in Bulgaria. Lake Atanasovsko, just kilometres from the city centre, is pink. Literally — the hypersaline water combined with algae gives the surface a soft rosy tint visible from the shore. Salt has been harvested here since the 3rd century BC, one of the longest continuous production sites in Europe. And since 2019: flamingos. Up to 1,200 flamingos a year land at Lake Atanasovsko, watched by residents of Bulgaria's fourth-largest city.
Burgas won the national poll for best city to live in Bulgaria four times: 2010, 2012, 2013, and 2017. Not for the beaches — for the quality of life. The Sea Garden, the pedestrian zone, the functioning port, the international airport, the university, the accessible prices. Burgas is the opposite of Varna: calmer, more authentic, more affordable. The market offers the highest rental yield among all major Bulgarian cities — 5.1–5.2%. Buy at an accessible entry price, rent at a strong yield, live well.
